First let me say, we are not “slamming” any elected officials, just pointing out where we believe they are wrong. This error will cost everyone in this county. Why? because we are going to court!
We now have heard back from several outside agencies that we asked to review the assessment of our building by our current county assessor. There is a huge difference in opinions.
This last year we hired a local contractor got the permits and built this carport you see here. Because of the cost of steel at the time, the carport cost us $52,000 with all the labor etc. We love it.
The Assessor originally appraised the carport at $30,000, then after we refused to let her into our building because we made no changes in there, she raised the appraisal to $76,970 for just the carport. She also raised the appraisal of the building an additional almost $200,000.
Now we have several independent appraisers’ input. We will be getting signed affidavits from them for their appraisals that we can take to court and get this horrible appraisal reversed.
Here is the thing. It will cost everyone in this county because since our assessor did this, the county will have to pay to defend itself. We are sorry but we have to fight this ridiculous appraisal. We have had to pay several court costs as a county under this current assessor because we have lost so many cases. More on that later. Bad appraisals matter. They end up costing everyone.

So if something costs you $30,000 to build, you can expect a $15,000 to $24,000 increase in the value of your home. That is the national average. We will put several links to articles below for you to read about how this works. Cheyenne County Assessor increased the value 148% for the carport alone. Now, we understand Cheyenne County Nebraska is special. But if this were the case, everyone would be building right now. Unfair!
