
We are SHOCKED!!!
Today we started the long process of reviewing the 422 tax protest forms we received from Cheyenne County. It will take several days to look through the 784 forms we have but here is what we know so far from 2022…. We have other years and will update you with those later next week.
For 2022 we have 139 Protest of Property Tax forms that were filed by residents of Cheyenne County.
100% of the time the Tax Equalization Board (County Commissioners) sided with the County Assessor and her recommendations.
Of the 139 protests- 114 were denied by the Board following the recommendation of the County Assessor.
Of the 139 protests- 5 had their taxes raised even higher after the protest.
Of the 139 protests- only 3 times did the County Assessor and the Board agree with the protest and lower the taxes to the protestor’s value. ONLY 3 TIMES!!!!
Of the 139 protests- 17 agreed to lower taxes slightly but not to the value established by the protestor.
So, when you file a tax protest here in Cheyenne County you can 100% expect that the Tax Board will agree with the County Tax Assessor. 86% of the time you can expect your case to be denied or even have your taxes raised. 12% of the time you can expect to have them lowered a little. 2% of the time you can expect to win.
What does this mean? Taxes in Cheyenne County are one-sided, leaning to always increase. Second, we must make sure we have an extremely fair Tax Assessor because the Tax Board just follows what the Assessor says. Third, we need independent thinking Commissioners who when elected will protect the people from unfair tax increases.
